Hi there! You’ve come to the blog of a realtor. Here I share useful information about rental housing.
How to rent a house? What do you need to do?
If you’re wondering that, it means you’re planning a move soon.
Today I am sharing my experience. I say right away, do not be afraid of the prices that are presented. Do not try to translate everything into prices in your country. The prices here are very different and correspondingly different wages. What I can say for sure, people here not bad, and even live well, while paying taxes ~30%, rent a house, a car, travel and save a little. The main thing is to get it right and work hard.
Well, here we go!
The system of living in America is much different from other countries.
You can’t rent an apartment in America without looking at it first, as all the brokers I worked with told me.
You pay absolutely no brokerage fees when you go through the home viewing process. It is the landlord who pays. It used to be that almost all brokerage firms charged 1 month of housing for their services.
The rent includes cold water (by state law). Sometimes there is also gas (but this is rare).
To rent a house you need to provide:
SSN (can be provided after you move in if you have a Job Offer);
Visa (some require it);
PSEG (gas & electric account number) – your account that you will use to pay your utilities.
Mandatory home insurance (Rental Incuranse quote). Each LordLand asks for a different amount to cover damages;
Pet Liecence if you are with a pet. You have to pay a pet fee every month for your pet;
Deposit in the 1st month amount.
If you rent a house in a private home with its own infrastructure and entertainment, then be sure to agree on a date of arrival, as well as provide a deposit ($ 500 asked us) in case you break something on arrival;
And lastly, is to reread and sign a 40 page contract.
You will find more detailed and useful information in my articles.
